MTD for Income Tax: Deadlines Non Resident Landlords Need to Know
Making Tax Digital for Income Tax (MTD for IT) now applies to non resident landlords earning rental income from UK property, not just those living in the UK. Under the Income Tax (Digital Obligations) Regulations 2026, digital record keeping and quarterly reporting are replacing the single annual Self Assessment return for many landlords, wherever in the world they live. Only UK source rental income counts toward the rules, so overseas property is not affected.
Key Deadlines to Know
Non resident landlords receive an automatic twelve month deferral compared with UK residents. Where a UK resident landlord with qualifying income above £50,000 had to comply from 6 April 2026, non resident landlords with the same level of UK rental income are not required to join until 6 April 2027. The qualifying income threshold then falls to £30,000 and later £20,000 in subsequent tax years, bringing more landlords into scope. Once within MTD, quarterly updates are due on 7 August, 7 November, 7 February and 7 May, with a final declaration confirming the year’s figures due by 31 January.
